Target Tenant Types and Investment Locations

Deciding on the type of tenant(s) you want to find in a real estate investment can be helpful in finding your real estate investment. We have clients that want single tenant properies and others that prefer multi-tenant investments. Other clients tell us no food or video tenants - and others prefer food locations. Still other clients want office property and others want retail or industrial credit tenants only. Also, deciding on the location(s) in which you want to invest (or not) is worth pre-thinking before you begin your search. Even though our clients have different reasons and goals for their real estate investment, we find that most investors, if they think about it, have good reasons for investing in certain locations - and not in others. Location has always been an important key in real estate investments; but, so are the tenant types you decide to own or not have in your investment property.

Manage Triple Net Leased Property Taxes Carefully

There are several good reasons to appeal the property tax assessments of your NNN leased real estate investments. Tax appeals have these advantages. Plan your appeal to avoid taxation of tenant improvements. Many tax appraisers use the cost approach which may include interior tenant improvements - some of which may have been installed by your tenant. Obtaining lower tax appraisals will lower your cost of holding a vacant space until a new tenant is found. By obtaining lower tax appraisals, you help your tenant by lowering thier cost of taxes through out the year. This builds tenant goodwill. Lower tax appraisals assist you in achieving higher base net lease term rental rates. This makes your property more competitive in the market when lease incentives are needed to get that sought after tenant.

Apartment Market Strong

Multi-family vacancy rates dropped for the fourth straight quarter. Investor demand rose and equity financing improved according to a survey by the Multi-Housing Council. If the economy continues on same course with modest growth and some improvement in the labor market, apartment vacancy rates should go down further with rents continuing to firm. Both low interest rates and high demand among condo converters have helped this market in the short run. Condo conversion investment opportuities are being found now in some smaller middle market cities because of price increases in larger makets.
