Many new TIC investment property offerings are coming to the market now. Investigate the offerings fees and costs as well as property type, location, the state tax environment and other property data before investing. Be sure and have the TIC offering analyzed for actual return on investment after all fees are accounted for over the projected hold period for your investment. Some developers are promoting investment returns that may be difficult to achieve. "Due Diligence" takes on a whole new meaning with TIC's.

This is a good price environment to buy certain investment properties. Stand alone single tenant credit grade investment properties may be purchased at better prices now. Continue to use location (certain states and locations in them) as key to target properties. Upside potential value increase in the site (the dirt) is key.
